Marks 8th Major City Owned Commercial Property Sold to Private Developers During Mayor’s Tenure

Mayor Robert Palmieri today announced that Hayner Hoyt, a highly reputable, light commercial construction company based out of Syracuse, has purchased the former ConMed Building at 310 Broad Street, pending a public hearing and approval from the Utica Common Council.  

Hayner Hoyt’s proposal received unanimous approval from the Urban Renewal Agency, marking the 8th major commercial property the City has sold to private developers over the past three years.

Hayner Hoyt’s Chairman Gary Thurston is a native of Utica and graduate of Utica College. Hayner Hoyt plans include a $4.5 million investment to revitalize the building for mixed use, including 27 high-end loft-style apartments on the upper three floors, office space on the ground floor and light manufacturing. The project is expected to be completed within six to seven months after the start of construction.

Over the past three years the City has established a productive and positive track record in marketing and selling commercial properties.

Since 2012, the City has successfully marketed and sold the following commercial properties to private developers:

  • 310 Broad Street (former ConMed Building sold to Hayner Hoyt)
  • 181 Genesee Street (former Harza Building, now Clark City Center)
  • 520 Seneca Street (former HSBC Building, now Landmarc Building)
  • 205 Water Street (former Dickie Frank Building, now home to A & P Master Images)
  • 420 Whitesboro Street (former Cosmopolitan Building, now home to Tony's AUDelicious Deli & Sports Bar)
  • 1002 Oswego Street (former Bossert’s Site, now home to United Auto Supply)
  • 2160 Broad Street
  • 1515 Brinckerhoff Avenue (former Roosevelt School site, recently sold to MHA)
