Pursuant to Section 2-29-32(d)(1) of the Zoning Ordinance of the City of Utica, the applicant is seeking an area variance in order to install a fence at the above referenced properties.

 

The applicant is proposing to install a 6’ high solid wood fence to enclose the side and rear yard area of the property.  In accordance with Section 2-29-126(e) of the Zoning Ordinance of the City of Utica, a corner lot has two front yard setbacks since the property fronts on two streets.   

 

The fence will be installed in line with the front of the house and extend out toward Brookside Avenue and run parallel to the street to the rear of the property near the existing garage. The proposed fence will be installed approximately 2’ from the inside edge of the sidewalk on Brookside Avenue.  The fence will not extend into the corner area of the property which will obstruct the visibility of traffic. 

 

In accordance with Section 2-29-185 of the Zoning Ordinance of the City of Utica, all solid fences measuring more than three feet high are prohibited in the front yard.  The applicant will be required to receive an area variance for the installation of the 6’ solid fence.

Pursuant to Section 2-29-32(d)(1) of the Zoning Ordinance of the City of Utica, the applicant is seeking an area variance in order to construct a garage at the above referenced property.

 

The applicant is proposing to remove the existing 14’ x 22’ (308 sf) and replace it with a newly constructed 30’ x 50’ (1500 sf) garage.  In accordance with Section 2-29-126(e)(4)(D) of the Zoning Ordinance of the City of Utica, 900 sf is the maximum size permitted for an accessory structure in a Residential Single zoning district.  The applicant will be required to receive an area variance for the increased size of the garage.

 

The garage will be located 10’ from the side and rear property lines where 5’ is the required side and rear yard setback. The garage will be finished with an architectural shingle roof and vinyl siding.  Two overhead doors will be installed.  The applicant will continue to utilize the existing driveway to access the proposed garage.

Pursuant to Section 2-29-32(d)(1) of the Zoning Ordinance of the City of Utica, the applicant is seeking an area variance in order to install a fence at the above referenced properties.

 

The applicant is proposing to install a 6’ high solid white vinyl fence to enclose the front and side yard area of the property.

 

The fence will be installed parallel to the public sidewalk along the front of the home and will extend across the parking area adjacent to the home along the front of the lot.  Sections of fence will be installed on each side of the property perpendicular to the sidewalk and extend toward the rear of the house.
