S&H Case No.: 02-26 Zone: S&H
2522 Genesee Street Cert. of Appropriateness
Applicant: Ryan McGrogan
Owner: Ryan McGrogan
In accordance with the requirements contained in Section 2-29-44 of the Zoning Ordinance of the City of Utica, the applicant is seeking approval of a Certificate of Appropriateness in order to replace the roof at the above referenced location.
The current roof (green cedar shake) has quickly deteriorated in the 5+ years of ownership. Numerous roofers have look at the building and they have all stated that the shake material is used improperly and causing it to rot and fail. Rather than sealing the wood shake, they painted it, which is a quick way for it to chip and rot.
The applicant has considered replacing all the shake with new cedar and sealing it, but the color would no longer be green, and would be far too expensive. They felt that installing new shakes and painting it would be the incorrect way to seal it, and would be looking at replacing it in just a few years if that were the case.
The applicant is proposing to replace the green shake with green asphalt shingle on all the angled sections of the roof. The gables would remain intact with the shake. Asphalt shingle is the proper roofing material, where painted shake is not. Owens Corning Chateau Green is a very close match to the green paint color on the building now.
