In accordance with the requirements contained in Section 2-29-44 of the Zoning Ordinance of the City of Utica, the applicant is seeking approval of a Certificate of Appropriateness in order to make exterior improvements at the above referenced property.

 

The applicant is proposing to replace the exterior materials with a new thin brick veneer.  A new canopy with asphalt shingles, soffit with continuous vent and LED lighting will be installed.  The signage will be replaced with new channel letters to read “MAUROS GLASS.”  All surfaces that are currently painted will be repainted to match the veneer.

In accordance with the requirements contained in Section 2-29-44 of the Zoning Ordinance of the City of Utica, the applicant is seeking approval of a Certificate of Appropriateness in order to install signage at the above referenced property.

 

The applicant is proposing to install a 30” x 31’ (77.5 sf) channel letter sign on the west side of the building.  The sign will read “PUFF THEORY CANNABIS.”  The sign will be located approximately 20’ above grade on the side wall of the building.  An additional 30” round projecting sign will be affixed to the front of the building near the front entrance.  This sign will be internally illuminated with acrylic faces and metal returns. 

 

The applicant has received an area variance from the Zoning Board of Appeals for the increase in the size of the proposed wall sign.

The applicant is proposing to:

 

  • Remove all exterior siding and trim
  • Sheathe building and provide exterior insulation
  • Remove and replace all windows – Kolbe Ultra Series with bronze exterior aluminum cladding – trim will be LP Smart Trim
  • Remove and replace all doors
  • Install new siding - LP Smartside – Hale Navy HC154 Benjamin Moore – 4” clapboard with panel details
  • Install panel trims and column details (gold accents)
  • Install new terrace space with covered seating and garden
  • Install new entry/vestibule
