In accordance with the requirements contained in Section 2-29-44 of the Zoning Ordinance of the City of Utica, the applicant is seeking approval of a Certificate of Appropriateness in order to install signage at the above referenced property.

 

The applicant is proposing to install a 4’ x 12’ internally illuminated box sign over the entrance to the storefront.  The sign will read “O’Reilly Auto Parts”.   The face of the sign will be read with green and white lettering.

In accordance with the requirements contained in Section 2-29-44 of the Zoning Ordinance of the City of Utica, the applicant is seeking approval of a Certificate of Appropriateness in order to make exterior improvements at the above referenced property.

 

  1. Remove and replace roofing system with new architectural shingles and flashing where needed. Replace damaged or soft sheathing where needed. Roof has multiple layers, and the newest roofing layer isn’t properly affixed to the home due to the number of roofing layers and is being removed by wind. Roof currently has some remaining Yankee gutters that have not been maintained. The internal downspouts are leaking and causing interior and exterior water damage. Other parts of the Yankee gutter system have been switched to an external downspout and this doesn’t fit with the original exterior optics of the home. When we remove the current roofing system we will seal and cover all existing Yankee gutters and install the new roofing system over them. All external downspouts will be removed.

 

  1. Front Porch: Repair/replace damaged front porch decking, stairs, and paint. Fix any structural damage as needed. If decking boards are damaged beyond repair and must be replaced, will need to replace with wood of the same size and profile. Repair any damaged wood trim, soffit, fascia, railings, and balusters. If original materials cannot be repaired, wood will need to be replaced with wood of the same size and profile. Any new wood that is to be painted must be primed on all side before installation. All wood to be painted must be wet scraped, sanded and cleaned of debris prior to painting. After all repairs are completed, caulk, prime, and then paint all trim and decking in the current color scheme.

 

  1. Exterior: Paint entire exterior of the home. Repair/replace wood siding and wood trim, including but not limited to soffits, fascia, frieze boards, exposed rafter tails, dental moldings, and structural outrigger brackets where needed. If original materials cannot be repaired, wood will need to be replaced with wood of the same size and profile. Any new wood that is to be painted must be primed on all side before installation. All wood to be painted must be wet scraped, sanded and cleaned of debris prior to painting. After all repairs are completed, caulk, prime, and then paint all wood siding and trim in the current color scheme.

 

  1. Remove and replace deteriorated windows with vinyl replacement windows. Several windows throughout the home are damaged and a lead paint hazard. Will need to custom order vinyl replacement windows that fit the original openings to replace. The current exterior window sashes and stops are painted white so a white vinyl replacement window would have the same appearance from the exterior. Currently half of the home’s windows are vinyl replacement windows. The windows that still need to be replaced are, all basement windows, 12 windows on the first floor, 6 on the second floor, and 2 on the third floor.

 

  • All exterior paint has tested positive for lead and is in a deteriorated state so exterior paint is a lead hazard.

In accordance with the requirements contained in Section 2-29-44 of the Zoning Ordinance of the City of Utica, the applicant is seeking approval of a Certificate of Appropriateness in order to make exterior improvements at the above referenced property.

 

The applicant is proposing to remove the deteriorated wood clapboard siding and replace it with vinyl siding.  The applicant is proposing to change the color from white to Bayou Blue. 

 

The applicant is also proposing to remove and replace the existing double hung windows with white vinyl casement windows.
