In accordance with the requirements contained in Section 2-29-294 of the Zoning Ordinance of the City of Utica, the applicant is seeking approval of a Certificate of Appropriateness in order to make exterior improvements at the above referenced property.
The applicant is proposing to replace the existing windows with Marvin Ultimate aluminum clad wood windows. In accordance with New York State Historic Preservation Office, the replacement windows must fill the historic opening and match the configuration, profiles, stile and rail measurements and method of operation found in the historic windows. All historic trim must be retained or replaced in kind where deteriorated beyond repair.
The applicant is also proposing will clean, repair and repoint the masonry in accordance with NPS Preservation Briefs 1 and 2. The existing exterior paint is lead based and will require proper abatement.
The original tongue and groove wood soffits will be repaired. The entire exterior will be repainted.

In accordance with the requirements contained in Section 2-29-294 of the Zoning Ordinance of the City of Utica, the applicant is seeking approval of a Certificate of Appropriateness in order to construct a stage area at the above referenced property.
The applicant is proposing to remove and replace the existing temporary stage area with a more permanent structure in the same location as the existing. The applicant is proposing to construct a 25’ x 17’ base (stage area) with a shed style roof. The wood supports at the front of the stage will be 14’ high and slope to the rear at 11’. The stage will match the exterior of the building with some wood, brick and metal elements.

In accordance with the requirements contained in Section 2-29-294 of the Zoning Ordinance of the City of Utica, the applicant is seeking approval of a Certificate of Appropriateness in order to construct a building at the above referenced property.
The applicant has previously demolished a four-stall garage in the rear of the property. They are now proposing to construct a 30’ x 60’ (1,800 sf) single story building to accommodate a new pizzeria at this location.
Building designs have been provided. The applicant is receptive to suggestions from the Commission on exterior materials and window and door design.
Mr. Cristiano and his son presented the application to the Commission. They explained that they are willing to accommodate any requests that the Commission would like to see.
The Members of the Commission had an open discussion and suggested possibly adding a covered entry way, scale the building to fit with the character of the neighboring properties, add trim to the building and using a double hung window or one that replicates the look of a double hung window.
At the November meeting, the Commission voted to table the application and asked for further submission of the following:
The applicant has submitted a site plan to include the proposed parking. Photos of the proposed covered entry way along with windows and doors have been included. The applicant has proposed taupe vinyl siding with a shingled Timberline HDZ roof in Pewter Gray color. The applicant will need to present a signage proposal at a future meeting.
